Defits Sydney
A defit is what a commercial tenant needs at the end of a lease - stripping the fitout back to the condition the lease requires so the space can be handed back to the landlord. Get it done properly and on time and you protect your bond, your relationship with the landlord, and your move-out timeline. Leave it late or do it badly and you're paying holdover rent and arguing over make-good clauses.
What a defit actually involves
A defit removes everything the tenant added to the space during their occupancy and returns it to base building or the agreed handback condition. Exactly how far you strip back depends on the make-good clause in your lease - which is why reading the lease before you scope the defit matters.
Removal of partition walls, glass partitions, and internal offices
Workstation, joinery, and built-in furniture removal
Ceiling grid and bulkhead removal where required
Floor covering removal - carpet, vinyl, raised access flooring
Kitchenette and breakout area strip-out
Signage and branding removal, internal and external
Data and electrical cabling stripped back to base building
Mechanical and hydraulic services made good to base building
Patching, painting, and surface reinstatement where the lease requires it
Defits across Sydney's commercial precincts
We run defits across the Sydney CBD, North Sydney, Parramatta, Macquarie Park, and the commercial and industrial estates of Western Sydney. Office towers, ground-floor retail, showrooms, medical suites, and warehouse tenancies. We coordinate with building management on lift bookings, after-hours access, dock bookings, and waste removal so the defit runs without disrupting other tenants.
Why timing is everything on a defit
Defits are deadline-driven by nature. The lease has an end date, and if the space isn't handed back in the right condition by then, the tenant is exposed to holdover rent and dispute. We build the program backwards from your handback date and work to it. Most office defits run after hours and over weekends so your business keeps operating right up until the move.
Read your make-good clause first
The single biggest cause of defit disputes is a tenant who didn't check what their lease actually requires. Some leases require return to base building. Others require return to the condition at lease commencement, which might mean reinstating walls or finishes that were there originally. We help you interpret the make-good obligation and scope the defit to match it exactly - no more, no less - so you're not over-spending or under-delivering.
Documentation that protects your bond
• Photographic record of the completed defit
• Waste disposal documentation and tipping receipts
• Asbestos clearance certificates where applicable
