Why asbestos removal can't be treated like normal demolition

Asbestos fibres are microscopic. Once airborne, they can stay suspended for hours and travel well beyond the work area. A single morning of unprotected removal can contaminate a whole house, a strata corridor, or a commercial floor. That's why NSW law is specific about who can do this work, how it has to be done, and what documentation has to be produced. We work to that standard on every job, not just the ones being audited.

Asbestos work we handle across

Sydney Friable asbestos removal (Class A)

The highest-risk category. Pipe lagging on old hot water systems, sprayed insulation in commercial buildings, damaged sheet products, and any asbestos product that has degraded to the point of crumbling under hand pressure. In NSW, only a Class A licensed removalist can carry out this work, regardless of quantity. We hold that licence.

Non-friable asbestos removal (Class B)

The most common form in Sydney homes. Cement sheeting (fibro) on internal walls, eaves, ceilings, and external cladding. Vinyl floor tiles and their bitumen-based adhesive. Garage and shed sheeting. Electrical meter boards. Any non-friable asbestos removal over 10 square metres in NSW must be performed by a Class B licensed removalist. We're licensed for this work and treat smaller quantities to the same standard.

Asbestos testing and identification

Before any pre-1990 material is disturbed, we collect samples and send them to a NATA-accredited laboratory. Results come back in three to five business days. The cost is minimal compared to the risk of guessing wrong. We provide a written identification report you can keep on file for the property.

Common Sydney removal jobs we run

  • Bathroom and laundry wall sheeting (villaboard and fibro) before tile removal

  • Eaves and soffit replacement on weatherboard and brick veneer homes

  • Vinyl floor tile and adhesive removal from kitchens, hallways, and laundries

  • Internal wall sheeting in older fibro homes across the Inner West and South West

  • Garage, shed, and outbuilding cladding and roofing

  • Asbestos cement fencing replacement

  • Commercial ceiling tile removal in older office and retail tenancies

  • Pipe lagging removal in industrial and older commercial buildings

How the process actually runs

  1. Free site inspection and testing quote

We attend the property, identify suspect materials, and quote on testing where required. No charge for the visit. If you've already had a building inspection that flagged asbestos, send us the report and we'll quote off that.

  2. SafeWork NSW notification

Where the job requires it, we lodge the SafeWork NSW notification at least five business days before work starts. You don't need to deal with the paperwork. We handle it and copy you on the lodgement.

  3. Site setup and containment

Polyethylene sheeting, negative air pressure where required, decontamination zones, warning signage, and full PPE for the removal crew. Adjacent areas are sealed off so the rest of the property or building stays uncontaminated.

  4. Removal and dust suppression

Materials are wetted down, removed in manageable sections, double-wrapped in heavy-duty plastic, and labelled as asbestos waste. No dry sweeping. No power tools without dust extraction. No shortcuts that put fibres in the air.

  5. Disposal at a licensed facility

All asbestos waste is transported directly to an EPA-licensed disposal facility. We provide weighbridge dockets and disposal receipts for every load. Required for your own records and for any future property transactions.

  6. Clearance inspection and certification

For friable removal and larger non-friable jobs, an independent licensed asbestos assessor inspects the area, runs air monitoring, and issues a clearance certificate before the space is reoccupied. We arrange this as part of the job, so you get one final piece of paper that confirms the property is safe.

What's included in every quote

  • Licensed Class A and Class B asbestos removalists on every job

  • Public liability insurance to $20 million and workers compensation

  • SafeWork NSW notification where required

  • NATA-accredited laboratory testing

  • Full containment, dust suppression, and decontamination procedures

  • EPA-licensed disposal with full documentation

  • Independent clearance certificate where required

  • Photographic records before, during, and after removal

Why this matters when you sell the property

Buyers and their building inspectors are looking for asbestos. Documentation showing that any previous asbestos work was carried out by a licensed removalist, with a clearance certificate, makes the property far easier to sell and removes a price negotiation lever from the buyer's hand. The dockets and certificate become part of the property's history. Worth keeping.
