Bathrooms and laundries are the most technical strip out work in any home. Waterproofing membranes, screed, old plumbing, asbestos sheeting, and tile beds all need to come out cleanly without compromising the surrounding structure or services. This is what we specialise in.
What a proper bathroom strip out includes
Removal of all tiles - wall, floor, and feature tiles
Demolition of tile bed and screed back to slab or substrate
Removal of waterproofing membrane down to the structural floor
Disconnection and removal of vanity, basin, mixer, and tapware
Toilet, cistern, and connector removal with line capping
Shower screen and base removal
Bath removal including hob and bath waste
Removal of wall sheeting - villaboard, plasterboard, or fibro (asbestos tested)
Exhaust fan, light fittings, and electrical fitting removal
Floor and wall preparation back to bare structure ready for new build-up

Laundries are usually compact but loaded with services. Tub, washing machine taps, dryer venting, drainage, and often external door access all need to be managed in a tight space. We treat laundry strip outs with the same waterproofing and plumbing care as bathrooms because the waterproofing failure points are identical.
The asbestos issue you can't ignore in Sydney bathrooms
If your home was built or renovated before 1990, the bathroom wall sheeting, ceiling, eaves, or even the tile underlay could contain asbestos. We test before we disturb. Where asbestos is confirmed, we engage our licensed removalists, notify SafeWork NSW where required, and dispose at an approved facility with full documentation. No shortcuts.
Why builders book us in early
Tilers, plumbers, and waterproofers all need a substrate that's properly prepped. If the previous waterproofing wasn't fully removed, the new membrane won't bond. If screed isn't taken back far enough, fall and drainage will be wrong. We hand over a substrate that's ready for the next trade to walk in and start, not a half-job that needs another two days of cleanup.
Typical timing
Most bathroom and laundry strip outs are completed in one to two days. Combined bathroom and ensuite jobs run two to three. Apartment work in strata buildings sometimes takes longer due to lift bookings and waste removal restrictions, but we build that into the program before we quote.
